The fire safety design of a building is a mandatory part of the project documentation and is prepared by a fire protection specialist. The fire safety design of a building, often called a fire protection design, determines how the building is divided into fire compartments, what resistance the constructions must have, where the escape routes run and what will be used for fire-fighting. Every company must ensure that these requirements are addressed in the design, construction, use and change of use of a building (Section 4(k) of Act No. 314/2001 Coll.). You need a design in particular for:

Technical requirements are set out in Decree of the Ministry of the Interior No. 94/2004 Coll. and the relevant technical standards.
Legal entities and business owners provide the fire safety design in the project documentation through a fire protection specialist (Section 9(3) of Act No. 314/2001 Coll.).
For a new building, for alterations such as a reconstruction or additional storey, for a change of use of a building and when installing technological equipment. The measures are then also documented in the as-built documentation.
Floor plans to scale with dimensions, purpose and room areas, a section of the building, a site plan (a copy of the cadastral map is enough) and a technical report describing the materials of walls and ceilings.

Yes. The new Building Act has applied since 1 April 2025, and the fire safety design is part of the building intention, the building project and the detailed design. Older documentation under the previous Act may only be used in proceedings that are still being completed under it.
